Homeowners Meeting/Board Meeting

December 5, 2001

As Approved February 6, 2002

Present: Toby Byrd, Ellen Livingston, Suli Schehr, Jackie Byrd, Fred Bauer, Michael Houghton, Jean Piper

The homeowners meeting was called to order at 7:30 PM.

As a budget has not yet been prepared for 2002, a vote on the budget will be deffered until a future meeting.

Elections for the Board of Directors were held, with the following elected unanimously:

Jean Piper - to fill the vacancy from the resignation of Laura Frymark, term through December 2002.

Fred Bauer - reelected, term through December 2004

Jackie Byrd - reelected, term through December 2004

Michael Houghton - reelected, term through December 2004

The business of the Annual Homeowners Meeting having been concluded, the homeowners meeting was adjourned and the board meeting was called to order at 7:45.

Election of Officers

Toby indicated that he felt someone else should serve as Persident. Ellen indicated that she would be willing to serve as president next year, but not this year. Toby Byrd was nominated for President, and elected unanimously.

Ellen Livingston was nominated, and elected unanimously for Vice President.

Fred Bauer was nominated, and elected unanimously for Secretary. He will also continue to maintain the Website.

There was considerable discussion concerning the position of Treasurer, since there has been considerable turnover in this position. Suli Scherer was elected uninamously as Treasuere, with the understanding that she will get help with the work, and again consider the use of an outside accountant.

The management company that we had contracted with to take care of archetectural control issues cancelled the contract, because they felt that we really wern't getting anything worthwhile for our money.

The 2002 Budget was discussed, and it was decided to set the assessment rate at $75, in order to counter the excess that was collected in 2001 and not used for the outside management company. Fred Bauer will prepare a final copy of the budget, and get it to Suli so that proper notification can be sent to homeowners.

The meeting adjourned at 8:30 PM.
