Board Meeting

February 6, 2002

Present: Toby Byrd, Ellen Livingston, Suli Schehr, Jackie Byrd, Fred Bauer, Dennis Mateik, Ron Sanders, Mr. Uzoukwu

The board meeting was called to order at 7:30 PM.

Old Business

It was noted that this meeting was held on a different day than was normally scheduled, and a schedule for the rest of the year's meetings was decided as follows (all meetings are at 7:30 PM):

A final copy of the 2002 budget was presented, reflecting an assessment rate of $75 per home, and approved unamously by the board. (A copy is available here) Toby will copy it, along with a cover letter announcing the March 27th meeting, and Ellen will distribute it to all homeowners mailboxes.

Treasurer's Report

The December 31, 2001 Account Balances are as follows:

Expenditures for January, 2002 totaled $112.73 for water and electric bills.

There are still five homeowners who have not paid their 2001 assessments; two of them didn't receive bills because we had not been notified that the homes had been sold. Jackie has letters ready to send, and was provided with the balance due, including late fees where applicable.

New Business

Ron Sanders would like to see additional improvements to the community that would help sustain and enhance the value of our homes. One thing that he suggested was the installation of flagpoles on the center island at the community entrance, with lighting so that flags wouldn't need to be raised and lowered every day. It was pointed out that there is already electric power available on the island, that was installed when the sprinkler system was put in. Ron agreed to get some cost estimates for flagpoles, and to check on any Bowie City restrictions, and bring the information to the April 24th Meeting.

Ron also commented about recent vandalism in the neighborhood, and brought up the issue of a neighborhood watch program. This had been investigated in the past, but at that time we were unable to get enough participation to become and official "Neighborhood watch" community, and get a sign at the entrance. Ron's recent conversations with the police indicate that the requirements may have been relaxed somewhat, he will investigate and report back at the April meeting.

One of our neighbors, Mr. Uzoukwu, volunteered to host the April board meeting at his house; 5421 Lakeford Lane.

Architectural Review

An application for storm windows was received, although it was unclear if the windows were to be installed over the existing windows, or were replacement windows. There was some concern that there were no mullions in the window, which would not be acceptable if the windows were replacing the originals. We will ask the homeowner for further clarification.
