Westview Homeowners Association

Homeowners Meeting

September 20, 2005

The homeowners meeting was called to order at 7:30.

Old Business

TreasurerÕs Report

$6,000 in checking account

Waiting on statements for the money market accounts

There was talk of retaining a bookkeeper to manage the HOA books, but this was overcome by events later in the meeting.

New Business

Discussion of electrical problem and possible solutions at entrance. Money for this project was included in the 2005 budget. An electrician will be hired to address this problem.

Repair of front entrance brick and mortar. Need enhanced lightning at front.

Damage to the Gazebo needs to be assessed.  It appears that the wooden surfaces have been hacked at or banged up.

Homeowners have noticed an increase in traffic in the neighborhood. It was suggested that we get a ÔNo OutletÕ sign to place after Lakeford Lane to decrease traffic.

Speeding has been an ongoing problem on Westview Forest Drive. Possibility of having the large residential community speed sign placed so drivers are aware of their speed. Also discussed getting speed limit signs.

Dorothy Sanders: Problems with the bushes along Church Road. There were replaced and died, and now she has people cutting through her yard. Those bushes were planted across the access driveway that was closed behind her property and need to be replace with something, such as a fence, new bushes, etc. She also discussed that the large trees at the front side of her property are community trees and they need to be trimmed. She has muddy areas and no grass in the area because of the trees. She also discussed a noise problem from kids hanging out at the front area.

It was brought up that the trees between the street and the sidewalk are overgrown and block the sidewalk when walking. We believe this is something that is the responsibility for city maintenance.

There are also overgrown branches from homeownerÕs properties that block the sidewalk, which would be the homeownerÕs responsibility. The HOA needs to confirm the rules on responsibilities for overhanging trees.

Volunteers were needed for vacant board positions. Fred Treas volunteered to fulfill the current term for the treasurer. Chris Allsbrooks volunteered to fulfill the current term for the secretary, and will receive assistance from Dennis Mateik. Other positions were also discussed, but no decisions have been finalized. There were also several volunteers to update the website and keep it current.

The meeting was adjourned at 8:30.
